Edwardian terraces, the Heaver Estate and the flat conversions off Bedford Hill.

Balham sits just south of us and we are there constantly. The housing is a little later than Clapham's and noticeably better built, which usually means less making good and more time spent on the finish.

The houses in Balham

Much of Balham went up between 1895 and 1910, and the difference shows. Rooms are generously proportioned, ceilings are high, and the plasterwork — deep cornice, moulded architrave, panelled doors — tends to be more elaborate than the Victorian stock further north. The Heaver Estate streets are the best example: large Edwardian houses with a lot of surviving internal detail, where the job is mostly careful cutting in rather than repair. The conversions around Bedford Hill and Balham High Road are a mixed bag, and a flat that was split in the 1980s often has stud walls that have never been properly finished.

Parking, permits and access

Balham falls under Wandsworth. Controlled parking applies on most residential streets during the working day, and Wandsworth operates a trade permit system we deal with directly. The streets around the Heaver Estate are wide enough to work from comfortably; Bedford Hill itself is not, so for flats along it we usually unload early and move the van.

Conservation areas and consents

The Heaver Estate is a conservation area, and the Nightingale Triangle has its own designation. As everywhere, this constrains the outside of the building rather than the inside — front elevations, windows and doors. If you are repainting a frontage rather than a room, it is worth a call to Wandsworth before settling on a colour.

If you are comparing quotes in Balham, ask each decorator what preparation is included and how many coats. The gap between a cheap quote and ours is almost never the paint — it is whether the walls get filled and caulked first, and whether the second coat actually happens.

Do you work on the larger Heaver Estate houses?
Often. They are satisfying jobs — a lot of original plaster detail and good proportions. They also take longer than people expect, because the cornice and architrave runs are substantial and all of it is cut in by hand.
Our woodwork is old oil gloss and has gone yellow. What are the options?
Sand it back, undercoat it and finish in a water-based eggshell or satinwood. Water-based will not yellow the way oil does, particularly in rooms that get little direct light. It needs proper preparation to key onto old gloss, which is where the time goes.
Can you paint a flat while we are still living in it?
Yes. We work room by room and clear as we go, so you always have somewhere to be. Dust-extracted sanding makes a bigger difference to that than anything else.
