Mansion blocks along the river, the Dover House Estate and the Edwardian terraces off the Upper Richmond Road.

Putney is a short run west for us and a regular fixture. The mansion flats and the 1920s estate housing here need quite different things, and both come up often enough that we have a settled way of doing them.

The houses in Putney

The mansion blocks between the river and the Upper Richmond Road are full of large flats with high ceilings, long hallways and original panelled doors — good rooms to work in, with the usual caveat that decades of repainting have softened the detail on the joinery. The Dover House Estate is something else entirely: a 1920s cottage-style garden suburb, built to a consistent pattern, with smaller rooms, simpler plasterwork and a lot of painted timber. Off the Upper Richmond Road the housing reverts to the standard Edwardian terrace.

Parking, permits and access

Wandsworth borough, controlled on weekdays across most of Putney. Trade permits are arranged by us and priced into the quote. Mansion blocks usually have a forecourt or a service bay, which makes loading straightforward; the Dover House Estate roads are wide and generally easy. The streets immediately around Putney High Street are the difficult ones.

Conservation areas and consents

The Dover House Estate is a conservation area and its consistency is the point of it — councils take a closer interest in exterior changes there than in most of south London. Mansion blocks are usually governed by the lease rather than by planning: communal hallways and front doors often cannot be repainted without the freeholder's agreement.

Mansion flats take longer than their floor area suggests. Ceiling heights of three metres and more change the access arrangements, the paint quantities and the number of days — and it is the commonest reason a phone estimate for a Putney flat comes in under the real figure.

Can you repaint our flat's front door in a mansion block?
Usually only with the freeholder or managing agent's consent, because the door faces a communal hallway. It is normally a short conversation rather than a real obstacle, but it needs to happen before we start rather than after.
The panelled doors have been painted so many times the detail has gone. Can that be fixed?
Partly. We can sand the build-up back and get the crispness of the mouldings largely returned. Full stripping back to bare timber is possible but it is a substantial job, and we would price it separately so you can decide whether it is worth it.
Do you work on the Dover House Estate?
Regularly. The houses are consistent enough that we can usually give a very close figure from a description, and confirm it at survey.
