An empty flat earns nothing. Between-tenancy work is a different job from a family redecoration: the constraint is the calendar, and the finish needs to photograph well and survive the next tenant.
Pricing this work
Between-tenancy jobs are quoted per property rather than per room, against a walk-through or a decent set of photographs. Where a property is still occupied on survey day we will price on the assumption it is empty and clear on the start date — and say so on the quote, so there are no arguments later.

How quickly can you turn a flat around?
A two-bedroom flat, empty and with no plastering needed, is three to four days. We work weekends at no extra cost, which usually means a check-out on Friday can be ready for viewings the following week.
Do you work with letting agents?
Yes. We can deal with the agent directly for access and sign-off, and send photographs on completion for the check-in report.
Can you keep the same colours across several properties?
That is the sensible way to run a portfolio. We keep a record of the exact colours and finishes used at each address, so a touch-up in two years matches instead of being a slightly different white.
