Painters and Decorators in Wandsworth

The Tonsleys, Old York Road streets and the riverside conversions.

Wandsworth Town covers a wider span of housing than most of the areas we work in — early Victorian cottages, solid late-Victorian terraces and a good deal of new riverside development, each of which wants a different approach.

The houses in Wandsworth

The Tonsleys are the oldest part: small mid-nineteenth-century houses on a tight grid, with low ceilings, narrow stairs and rooms that make access the main constraint on a job. Getting a ladder up a Tonsley staircase is a genuine consideration when we price hall, stairs and landing. The streets around Old York Road are later and larger, closer to the Balham pattern. Down by the river the flats are new build, which sounds easy and is not quite — fresh plasterboard and skim needs a mist coat before anything else, and a developer's contract finish is often a single thin coat that covers badly.

Parking, permits and access

Wandsworth borough, with controlled parking across most of the town centre streets on weekdays. Trade permits are arranged by us and included in the quote. The Tonsleys are the tightest streets we work on anywhere — we will usually agree a drop-off time with you rather than assume we can park outside all day. Riverside developments almost always have a loading bay and a concierge, which we will need to book through in advance.

Conservation areas and consents

The Tonsleys and parts of Old York Road are conservation areas. Exterior colour changes on a frontage may need consent; interior work does not. New-build riverside flats often come with their own lease restrictions on external alterations, which is worth checking with the managing agent rather than the council.

Wandsworth jobs vary more than most, so the survey matters more than usual. A two-bedroom Tonsley cottage and a two-bedroom riverside flat are nominally the same job and are priced quite differently, almost entirely because of access.

Wandsworth questions

We are in a new-build riverside flat. Does it need anything different?
Yes. New plaster keeps drying for months, and the developer's finish coat is usually thin. We mist coat anything bare, and on a repaint we allow for the fact that a single contract coat of white covers very poorly when you go over it with a colour.
Our stairwell is very tight. Can you still reach the top?
Almost always, with a combination ladder or a small tower. Tonsley stairwells are the exception that occasionally needs a proper access platform, and if yours is one of them we will price it at survey rather than discover it on day one.
Do you need to book access through the concierge?
For the riverside blocks, yes, and we will handle it. Just let us know the managing agent's details when you accept the quote.
