The houses in Battersea

The Shaftesbury Park Estate is genuinely unusual: purpose-built Victorian workers' housing, small, well proportioned and remarkably intact, with decorative detail on modest houses. Park Town is grander and later. Between the two, the streets running off Northcote Road are the classic south London terrace — bay front, hall, two reception rooms knocked into one in about 2004. Nine Elms is a different world: new plaster, tall windows, open-plan rooms with long uninterrupted wall runs that show every imperfection under the large amounts of glass.

Parking, permits and access

Wandsworth borough for most of Battersea, with controlled zones on weekdays and trade permits arranged by us. The Shaftesbury Park streets are narrow and heavily parked, so materials come in one early drop. Nine Elms buildings have loading bays and require booking through the building manager — we will arrange that once the dates are agreed.

Conservation areas and consents

Both Shaftesbury Park and Park Town are conservation areas, and some of the housing is listed. Exterior alterations, including repainting a front elevation a different colour, can require consent. Interiors are unaffected unless the building itself is listed, which is worth establishing early for a handful of Park Town properties.

Nine Elms and Shaftesbury Park are ten minutes apart and need almost nothing in common from a decorator. If you are getting quotes, make sure whoever is pricing has actually seen the property — the two jobs are not interchangeable.

Battersea questions

Open-plan flats seem to show every flaw. Is there anything to do about it?
A long wall under a lot of glass is the hardest thing to make look flat, and raking light is merciless. The answers are proper filling and sanding, a matt rather than a sheen finish, and rolling in one continuous pass per coat so there is no visible join.
Is the house listed or just in a conservation area?
They are different things and the distinction matters. Listing restricts what you can do inside as well as out; a conservation area mostly governs the exterior. The council's planning pages will tell you which applies to your address.
Can you work around a tenant still living in the flat?
Yes, though it takes longer and we will say so in the quote rather than quietly absorbing it. Empty properties are quicker and cheaper for obvious reasons.
